TITLE EXAMINATION
When you purchase a home or a commercial property in Florida your title to the property may be contested based upon past rights and claims asserted by others. We perform title and lien searches on your behalf and perform a detailed examination of the historical records concerning a property. These records include deeds, court records, property and name indexes, and other documents. The purpose of the search is to verify the seller’s right to transfer ownership, and to discover any claims, defects and other rights or burdens on the property.

CLOSINGS
Closing is the event where the title to a property is transferred from seller to buyer. It involves the review and execution of all the necessary paperwork to finalize the transfer between buyer and seller. At Closing, all financial issues are settled, all costs are paid and the necessary documents are signed and recorded with the Recorder’s Office. 

TITLE INSURANCE POLICIES
After the closing of the purchase and sale clients receive a Title insurance policy which will offer protection against monetary losses in the events of claims against ownership.

1031 EXCHANGES
We can provide our clients with all the documentation and structure necessary to a successful like-kind tax-deferred exchange of real property held for investment or used in a trade or business, under Section 1031 of the Internal Revenue Code. This service is offered through The Fund, which serves as the Custodial Escrow Agent and Florida Exchange which acts as Qualified Intermediary. All the exchange documentation will be provided through our office and we will be monitoring the compliance with current IRS rules and regulations
